SERVICES
The package of services we provide for park closure can be customized to the individual needs of your project and may include some or all of the following:
- Hold tenant meetings (general & individual)
- Rent collection
- Maintain the books and records for the park
- Provide monthly reports to owner including, but not limited to:
- income statements
- delinquency reports
- vacancy reports
- Manage various bank accounts
- Operating account
- Relocation Assistance Fund
- Manage accounts payable (vendor/service contracts)
- Provide tax reports
- Operate and maintain the Park
- Perform regular inspections for illegal occupants (i.e. squatters)
- Work with Police and Owner in regards to illegal occurrences.
- Manage all evictions including the selection of local counsel.
- Relocation of the park tenants. This can include:
- Discuss Mobile Home Relocation Act and process with existing tenants.
- Providing for proper notifications to tenants in accordance with Florida Statute 723.
- Evaluate ability to transport mobile homes (mobile home inspections).
- Provide Owner with Park Inventory, detailing all homes to be relocated and demolished.
- Coordinate & monitor chosen relocation plan.
- Arrange transport & set-up of homes by FMHS or third party vendors.
- Apply for necessary permits.
- Track each relocation claim / transaction.
- Crush and dispose of all non-relocated homes
- Remove trash and debris at current hourly rate or contact with a third party at owners expense
